Residential Lease Agreement

Landlord: Riverview Apartments
Tenant: Sample Tenant
Premises: 1547 SE Hawthorne Blvd, Unit 3, Portland, OR 97214 — known as "The Hawthorne Building — Unit 3"

1. Term

The term of this lease shall be twelve (12) months, beginning on the move-in date confirmed by the Landlord and ending twelve months thereafter, unless renewed in writing.

2. Rent

Tenant agrees to pay rent of $1,895.00 per month, due on the first (1st) day of each month. Rent shall be paid through the Landlord's online portal (Stripe ACH) or by such other method as the Landlord may direct in writing.

3. Security Deposit & Move-In Funds

Tenant shall pay first month's rent and a security deposit equal to one month's rent prior to taking possession. The security deposit shall be held in accordance with applicable Oregon law (ORS 90.300).

4. Utilities

Landlord shall pay for water, sewer, and trash. Tenant shall pay for electric, natural gas, and internet service. Secured entry, package room, and bike storage are included at no additional charge.

5. Use of Premises

The premises shall be used solely as a private residence for the Tenant and any occupants disclosed in the application. The Tenant shall not sublet or assign without the Landlord's prior written consent.

6. Maintenance & Repairs

Tenant agrees to keep the premises clean and report needed repairs promptly through the maintenance request portal. Landlord shall make repairs within a reasonable time, prioritized by urgency.
